New fit-outs, refurbishments, and buyouts

On a new fit-out or a soft-goods refurbishment we take delivery at the dock, move sets up floor by floor, uncarton and assemble case goods, place them to the room plan, and remove the packaging so housekeeping is not working around cardboard.

On a buyout we do the reverse: clear guest room and restaurant furniture, fixtures, and equipment out of the property on a phased schedule, staged so the freight elevator is not tied up during peak hours.

What the assembly work covers

Assembly on these projects means uncartoning, building case goods, joining modular and systems furniture, levelling, and positioning to the room plan.

On a buyout we detach wall-mounted items so they can be moved out safely.

Working around an operating property

Occupied properties set the constraints: freight windows, shared service elevators, noise curfews on guest floors, and union or property access rules. We plan the sequence around those rather than against them, and we coordinate directly with your project manager, property manager, or general contractor.

Project Walkthrough

We review the FF&E schedule, the floors in scope, the dock and service elevator access, and the freight windows your property allows.

Phased Plan

You get a written plan covering crew size, truck count, and the room or floor sequence, built so occupied floors keep operating through the project.

Delivery and Placement

Protection goes down on corridors and elevators first. Case goods are uncartoned, assembled, and set to the room plan, and packaging is cleared as we go.

Removal and Handover

On refurbishments and buyouts the outgoing furniture leaves the same trip where the schedule allows. We walk completed floors with your project manager before releasing the crew.
